How is Your CMA Prepared?

First, we will arrange a time to tour your home. The home does not have to be in perfect condition. However, property condition does affect price, so if you plan to do work on the property, let me know. At this point I may recommend improvements to increase your home’s value.

Then I will research information about comparable properties in the area, using the Multiple Listing Service. This includes:

• Sold Listings - Similar properties that have sold and closed within the last 6 months near your home.
• Active Listings - Properties currently for sale
• Pending Sales - Listings that have sold but not yet closed
• Expired Listings - Properties that did not sell during the listing period

You’re CMA will include a suggested selling price to help you decide what price to list your home at.
